Landlord Gas Safety Certificates

If you are a private landlord, you are required by law to ensure that the gas pipework and appliances in any of your let premesis are suitable for the job and safe for your tenant's use.

You need to get this done every 12 months or everytime a new tenant moves in (Whichever is the earlier) by a CORGI Registered engineer with the right qualifications.

The inspections don't take long, normally about an hour in total and you'll be issued with a certificate of compliancy which must be kept for at least two years.

Remember, this is law; it's not a service, it's an assessment and safety test of all the gas burning appliances and the pipework.

What's The Inspection Looking For?

Every inspection will include a tightness test to the applicable standard and size for the system; this ensures that there are no gas leaks, the pipework is suitably earthed (Bonded), the meter is accessible and the emergency shut off valve is accessible and working correctly and that the pipework is in a safe and suitable condition for use.

Once a confirmation of the pipework is complete; the inspection will include a combustion test of all the gas burning appliances (Where possible/applicable) and a full test of the appliances fitted safety features as well as a check to ensure that the appliances are burning the right amount of gas and that all the seals are in good working order as well as a check of the appliances ventilation and flue condition.

 

What's The Inspection Not Looking For?

The inspection does not include a service, you're not required by law to have any gas burning appliance serviced regularily... But; it's a good idea to take the opportunity to ensure that the appliance(s) are working correctly... Plus, it will also help to extend the appliances life by picking up worn and damaged parts that may need replacement, repair or just a good old cleaning off.
